ReboGateway is a data-driven lead generation tool.
The concept is simple.
There are certain "life-events" that, according to probability, will most likely result in a homeowner deciding to sell their home - if they get divorced, for example, or if they recently listed their house as an FSBO. As soon as one of these events occur in your area, ReboGateway will then send these leads over for you to follow up with.
The idea here is that you spend less time (and money) on leads that aren't warm.
According to their own research, a mortgage default will result in that home being sold over 50% of the time. Their system gathers data across a variety of sources, including the local MLS and government records, and cross checks them every day to see if any "life-events" have since occurred in your selected area. So rather than farming an entire area, you focus on the specific homes that have the highest probability.
Also, the Tract Tool keeps an eye on neighbouring areas to see if you should consider focusing your marketing efforts there as well, just in case you're sitting next to a gold mine of divorces, defaults, FBSO's and probates.
