When we wrote about living in Raleigh, NC our authority online shot through the roof. We landed a couple of great buyers in the first six months that brought in nearly $20,000.
Now, we have a handful of people every week who want to speak with us about moving to the area because they read our article online.
In this article...
- we are going to help you become the neighborhood real estate expert online, the same way we have over the last couple of years
There are a number of ways to focus on a neighborhood whether you are going to be knocking doors, making phone calls, leaving door hangers, etc.
The best return on your investment, in my opinion, is to become the online real estate expert.
To do this:
you must have a real estate website that provides value to consumers.
Let’s focus on a local town in my area - Cary, NC.
If you click on my page for Cary, North Carolina, you will find a quick snippet that gives city background information, a few photos, and real estate statistics.
There are also two buttons that allow people to jump to other spots on the page to learn more or view homes for sale. It’s a great user experience.
This page is my foundation for the community of Cary, NC.
On it you can search homes for sale by school, new construction, luxury, you name it.
Build Great Content that Helps Consumers
Around my foundation I work to create articles that are important to people who are searching for more information on living in Cary, NC. The purpose of these articles is to get people ‘bought in’ on the information provided and eventually use me as their Realtor®.
Over the last year we have put together guides that help people searching for more information on the community of Cary. You can actually search Google for the “best neighborhoods in Cary, NC” and find us as the top result. At least 20 unique visitors per day read our article on the neighborhoods in Cary, NC (Over 7,000 people per year).
When 7,000 people read our guide to the best neighborhoods in Cary online how many of them do you think stop and say ‘wow, these guys seem to really know their stuff on Cary… we should ask them to be our Realtor.’
At this point they have already had a great experience using my website, right? They were searching for information and Raleigh Realty provided it for them.
…. Now comes the fun part :)
Targeted Social Media Attention
When they go on Facebook, here is what those people see targeted in their News Feeds:
So now that they have already learned about the best neighborhoods in Cary, I am retargeting them about Moving to the area, or even the people who may have friends moving to Cary!
When these people need a Realtor in Cary, NC who do you think they will be contacting? The area real estate expert!
We are continuing to provide information that these people are searching for, and when it comes time to buy a house they will remember Raleigh Realty as the authority in the area. In fact, these people will often revisit our website to search homes for sale in Cary. Whether they are just browsing or seriously considering it doesn’t matter to us, as long as our brand is what they are engaging with!
Often times people who are looking to buy a home will also have a home to sell. This means that we can work with them on two sides of a transaction!
Final Thoughts on Becoming the Neighborhood Real Estate Expert
- Becoming the online neighborhood real estate expert starts with your real estate website. You have to have a website that works and functions well or people won’t use it.
- After you build a great website, your community page will be your foundation for that community online. Everything needs to point back to this page. All of the articles you write point people to this page on your website where you demonstrate your authority.
- Finally, these people will convert at a low percentage if they only engage with your business once. If they engage with your business multiple times they are far more likely to work with you. In order to do this you need their attention. You can accomplish this with social media and retargeting ads.
This is a surefire way to becoming an area real estate expert and generating real estate leads online.
